Pay:
$18-$25 an hour DOE Mon-Friday 8am-5pm Evaluation-to-hire The Property Maintenance Technician is responsible for ensuring the overall maintenance, repair, and upkeep of properties, including residential buildings, commercial spaces, and other real estate assets.
This role requires a combination of technical skills, problem-solving abilities, and customer service-oriented approach to address various maintenance needs.

Responsibilities:
Property Maintenance:
Perform routine maintenance tasks such as repairing plumbing systems, electrical fixtures, HVAC systems, and general carpentry work.
Conduct regular inspections to identify potential maintenance issues and take appropriate actions to address them promptly.
Repairs and Troubleshooting:
Diagnose and repair mechanical, electrical, and plumbing problems in a timely manner.
Troubleshoot equipment malfunctions, such as appliances, heating systems, cooling systems, and lighting fixtures.
Preventive Maintenance:
Implement and execute preventive maintenance schedules for equipment, systems, and facilities.
Conduct regular inspections to ensure adherence to maintenance standards, identify potential hazards, and mitigate risks.
Documentation and Reporting:
Maintain accurate records of all maintenance activities, including repair logs, equipment inventory, and inspection reports.
Provide detailed reports to supervisors or property managers regarding maintenance tasks completed, ongoing issues, and recommendations for improvements.
Vendor Coordination:
Liaise with external vendors, contractors, and suppliers to schedule and oversee maintenance work that requires specialized expertise or equipment.
Obtain quotes, negotiate contracts, and ensure quality workmanship.
Tenant/Client Interaction:
Communicate with tenants, property owners, or clients to address maintenance requests, provide updates on repairs, and ensure high levels of customer satisfaction.
Maintain a professional and helpful attitude when dealing with inquiries or concerns.
Safety and Compliance:
Adhere to safety protocols and regulations, ensuring compliance with building codes and regulations.
Regularly inspect properties for safety hazards, implement corrective measures, and maintain a safe environment for occupants.
High school diploma or equivalent; vocational training or certification in a related field is a plus.
Proven experience as a maintenance technician or similar role, preferably in a property management setting.
Proficiency in a variety of maintenance tasks, including electrical, plumbing, HVAC, carpentry, and general repairs.
Strong problem-solving skills and ability to troubleshoot various maintenance issues.
Basic understanding of building codes, regulations, and safety procedures.
Excellent communication and interpersonal skills to effectively interact with tenants, colleagues, and external vendors.
Organizational and time management abilities to handle multiple tasks and prioritize work efficiently.
Ability to work independently with minimal supervision and as part of a team when required.
Physical stamina and dexterity to perform manual labor and lift heavy objects if necessary.
Valid driver's license and reliable transportation to travel between properties when needed.
